Hopefully, we plan on creating a semantic template system for virtual world engines, like we already have with virtual worlds. But for now, here is a list:
Open Source
OpenSimulator: http://www.opensimulator.org/
Paperworld 3D: http://paperworld3d.com/ Paperworld 3D is a game engine development tool for Flash, intended to be used to create 3-D games and multi-user applications, in virtual worlds and elsewhere. It appears to be open source, but expanded versions may not be free. You can find a demo at the site with further descriptions.
realXtend: http://www.realxtend.org/ realXtend is a Virtual World platform based on OpenSimulator. The main focus areas are 3D Internet and user experience.
Proprietary
These are products which must be purchased or licensed, or may have free access for normal users but commercial terms and conditions of usage.
Multiverse: MultiVerse (note: Multiverse claims to make their product available at no charge if they are not intended for non-commercial use.)
